Waterloo Housing Group was formed in October 2008, when Waterloo Housing Association joined forces with Eastern Shires Housing Group.

The Group brings together top performing housing associations, managing around 18,000 homes across the Midlands. Through this partnership they are looking to pool their strengths to gain greater resources, efficiencies and shared expertise.

Waterloo Housing Association as part of the Group is a not-for-profit landlord that has been established for almost 40 years. They have over 5,500 affordable homes in the West Midlands and are building many more each year.

Project Description:

We worked on this major regeneration project from early 2001 with a final completion of the last phase of construction in 2008.  The overall scheme comprised the regeneration of post-war defective housing, together with extensive infrastructure works. 

The project was a partnership between Birmingham City Council, Waterloo Housing Association and the local residents group.

Our role, acting for Waterloo Housing Association, has not only been as EA and CDMC for the construction works, but also to form part of the overall programme and consultation team with the local residents and representatives from Birmingham City Council.

The completed projects comprises of 275 new build dwellings for both rent and shared ownership, including a mix of 2, 3 and 4 bedroom houses, together with a sheltered Category 2 Block of 35 flats with communal facilities.  In addition, the project included the full refurbishment of 75 PRC Smith type houses.

Sustainability:

  • Dwellings achieved a Code of Sustainable Homes level 3

 Key Challenges:

  • Phasing of works to achieve minimal disruption to temporary housed residents
  • Complex refurbishment of refurbished houses linked to owner occupiers
