Project Description:
Henry Riley was appointed as the cost consultants for the Maindenhead Town centre redevelopment. The scope of works included:
- North rotunda building - 5 storey IT facility and bus changing/ waiting area
- 96 residential units to a shell standard (purchased by Kingsoak (Thames Valley)
- 5 level new multi-storey car park
- Public piazza area and open space/public realm
- Extension/ refurbishment of existing multi-storey car park providing 1800 spaces
- Major infrastructure works and realignment of the A4
- 80,000 sq ft unit supermarket shell and fitting out
- 600 space off site park and ride facility
- 'South rotunda' - 2 storey café building
- Significant diversions of major public utilities
Prior to the commencement of actual site works, the development agreement required the following to be completed:
- A 600 space 'temporary' park & ride car park
- Major diversions of public utilities
- Realignment works to the A4 and the Cookham roundabout. The road had to be kept open throughout the works with active traffic management due to congestion risks
- Demolition of the existing buildings and removal of contaminated pockets
The demolition of an existing supermarket and attached car park made way for the creation of a new 80,000 sq ft unit. The store is serviced by a basement level service yard which can accommodate three articulated lorries at any one time. The basement level was constructed adjacent to the existing A4 and was created by secant piling the site prior to excavating the basement.
The main five storey building has a post tensioned concrete structure in order to minimise down stand beams and excessive structure within the supermarket footprint. The 96nr residential units above the store wrap around a new multi storey car park which is linked into a retained section of the 'old' multi-storey car park. The Royal Borough of Windsor and Maindenhead operate the car parks and have an interest in any 'overage' that may be created during the marketing and sale of the residential units as such regular monitoring and progress meetings took place with RBWM, The Town Centre Forum, The Chamber of Commerce and other local interested bodies.
