The completed properties are principally leased to GPs, Primary Care Trusts and Local Health Authorities.

Project Description:

ESP is currently involved in several schemes in the South of England. Examples include:

Chinchilla Drive, Hounslow

The project comprises the demolition of an existing multi-storey car park and the construction of a new three storey medical centre with administration facilities and a pharmacy.   Due to the proximity of the site to the A30 and Heathrow natural ventilation was not permissible and as such the ventilation strategy/filtration was a key factor in satisfying local planning conditions.

Lambton Road, Raynes Park

The project comprises the demolition of four existing buildings and the construction of a new four storey medical centre incorporating a dental practice, minor

operating suite, administration facilities and a pharmacy. 

Woolwich Arsenal

The project comprises the fit-out of developers shell located at ground floor level of a multi-storey residential block.  The unit comprises a medical centre with administration facilities and a pharmacy.

The existing development incorporates a CHP unit which is being utilised to contribute towards domestic hot water and electrical power for the medical centre. 

The existing development also includes a sealed façade and as such a mechanical ventilation strategy was necessary to satisfy Building Regulation requirements.

 Key Challenges and Sustainability for these projects:

  • All MedicX projects have included the preparation of thermal models in order to determine compliance with Part L of the Building Regulations.
  • A key challenge on the schemes to date has been the requirement to achieve BREEAM excellent for engineering; this has resulted in the inclusion of various onsite generation technologies and renewable technologies including photovoltaic panels and air source heat pumps.
