Project Description:

This project comprised the extension to an existing data centre facility which extended the building by approximately 20,000 sq ft and included a data hall and 13,000 sq ft of ancillary space.

Specific site characteristics included:

  • Relocating existing tenants and commencing works before their relocation to ensure programme compliance.
  • Retaining the existing steelwork frame including substructure and ground floor slab.  
  • Close proximity to an existing electrical pylon and substations. 

A services infrastructure model was developed with the Client by Riley Consulting, including all electrical supplies, generation, UPS, cooling and ventilation, to provide single point failure resilience to data hall systems. Design demanded installation of services equipment around the perimeter of the building to provide a low maintenance regime within the data hall to aid security of IT installation.

The preferred choice by the Client was the construction management procurement route due to working with the existing on-site facility and the piecemeal nature of the programme.

Key Challenges:

  • Maintaining existing operations whilst constructing the new data hall.
  • Programme challenge to meet the client's deadlines during design development.

Form of Contract: A bespoke CM agreement and bespoke works package contract with client funding on approval of full business case.
