Entec & Derwentside District Council - Tanfield Lea Business Centre

Entec is a UK based environmental and engineering consultancy offering services focusing on water, waste, energy, contaminated land, planning and EIA, health and safety, risk, and environmental management.
Derwentside District Council is now part of Durham County Council. Durham County Council is made up of an elected assembly of 126 councillors accountable to almost 500,000 people in County Durham. They are responsible for providing a wide range of public services to the people of the county.
Project Description:
The project comprised the construction of a 40,000 sq ft high quality, high tech business centre including offices, workshops and landscaped external works.
Budgetary constraints were tight on the scheme and ongoing value engineering during the project was very successful. The scheme was brought in on budget and a large proportion of the construction contingency was handed back to the client during the project. The works were carried out in a single phase, starting with relatively clean site. Protection of the surrounding culvert and associated wildlife was imperative.
Sustainability:
- BREAAM rating Very Good.
- Photo voltaic cells on roof on grillage.
- Natural ventilation to workshops and offices.
- Atrium used as plenum for smoke extraction.
- Crushed and re-cycled aggregate.
- Very high levels of insulation and air sealing to reduce carbon footprint.
- Rubber crumb flooring used.
- Very High Tech BMS system to monitor and control energy usage.
- Energy individually metered for each of the 30 units.
- Eco Study prepared and adhered to.
Key Challenges:
- Value engineering exercise continued in the spirit of the NEC 3 form of contract.
- Delivery time and the budget were critical to client. Both were achieved.
