British Land is an investor in UK property and their focus is on actively managing, financing and developing some of the UKs finest shopping centres. Their portfolio focuses on high quality out-of-town UK retail properties and central London offices.
Project Description:
The Oasis is the shopping centre's food court which provides a variety of different food outlets over two levels. The lower level is generally 'fast food' outlets around the perimeter with communal seating in the central area. The upper level is more traditional larger 'family restaurant' use with table service.
The proposed refurbishment works consist of:
- Creation of new A3 space at lower level
- Refurbishment of existing kiosks at lower level
- New floor tiling and raised seating areas to the central seating area at lower level
- New entrance and mall leading to The Oasis at lower level
- Creation of new A3 space at upper level
- Mall slab infill areas creating new seating at upper level
- Reinvigoration of wall and ceiling finishes, column cladding and balustrading generally
- Refurbishment of Management Suite office areas and creation of new conference rooms
- Associated M&E services amendments
- New roof level plant deck
Key Challenges:
- Working to a stringent budget requiring strict control
- Working within a live retail environment
- Liaising with new tenants to agree costs/budgets for their specific requirements
