Bedfordshire Pilgrims Housing Association (BPHA) - Loves Farm, St Neots

BPHA is a leading provider of affordable homes throughout central, southern and eastern England. It has a wide range of customers, including key public sector workers and others looking for low cost home ownership. BPHAcurrently manages more than 16,000 homes and employs over 300 staff.
Project Description:
Loves Farm is a new estate development by Gallagher Estates. Planning requires that 40% of the dwellings be affordable social housing units and these are being provided via BPHA. This affordable element consists of 16 parcels of housing that provides 518 dwellings divided over 4 phases. The project was developed on the site of farmland.
Although the above description covers the whole scheme, RCPM carried out the CDMC duties on Parcels B5 and C3:
- B5: The construction of 51 residential dwellings. The property types are mixed and include two, three & four bed properties and two bed multi dwelling units together with all external parking areas and hard and soft landscaping.
- C3: The construction of 46 residential dwellings. The property types are mixed and include two, three & four bed properties and two bed multi dwelling units together with all external parking areas and hard and soft landscaping.
Key Challenges:
- Managing the framework structure with the developers and ensuring all the required affordable housing has been placed with BPHA.
